NPHP was formed to create and preserve low-income housing for those otherwise economically unable to live in safe, clean and well maintained multi-family housing. It is a business that uses many creative methods to preserve, rehabilitate and improve older subsidized projects to create self-sustaining long term environments for our nation's low-income seniors. To date, NPHP has preserved approximately 4,000 low-income units, while extending the long-term affordability to assure that this diminishing resource will survive long into the future. It is not just a job, but a philosophy that our work must change profoundly the life and environment of every resident and community for the better.

Our Properties
Each property provides housing for low-income families and is subsidized through a long-term, project-based HAP
(Housing Assistance Payment) contract. The tenant must qualify under the income and age restrictions dictated by
both Federal and State requirements. The tenant contributes towards the unit rent in amount driven by their individual
income and the remainder is paid through the HAP contract. Every unit receives upgrades and rehabilitation to
assure an extension of the life of the improvements for at least the next 20 years. Additionally, all properties carry
extensive operating and repair reserves to insure sustainability.
